Cody swears land is the best real estate opportunity over the next 12 months.

Not wholesaling or fix and flips or apartment syndication.

He’s not just talking out his ass, either, he says. He’s been investing in land for more than 20 years now.

Hasn’t the foggiest why everyone else is fighting over single family homes when he’s got practically no competition.

So if you’re worried:

  • It’s too crowded.
  • You can’t get your foot in the door.
  • You’ll never land a deal.
  • It’s a grind.

Don’t be, Cody says. It’s not a flooded market, so it’s just not that difficult.

And, last he checked, God Almighty ain’t making any more land. We know it’s desirable but it’s also scarce, which makes it valuable, right?

And our country needs people like you to go find land with development potential to help solve the housing crisis, Cody preaches.

“See, we’re here to be a part of the solution,” Cody says from his soapbox.

“To serve a purpose. To make an impact,” he adds.

But what does this all mean?

You’re playing in the development space without all the risk, capital, and debt, Cody explains. Your only job is to identify worthwhile plots of land.

Here are five considerations:

  1. What is it zoned for or what can it be rezoned to?
  2. Does it have access? Can the public get to the property easily?
  3. Does it have public utilities? Sanitary sewer, water, etc.?
  4. What about topography? Is it nice and flat and ready to be built on?
  5. Are there any overlays that could affect the value and/or potential of the piece of land?

And off market is key because now you’re bringing something to the table that builders and developers don’t already know about.

The good news?

Technology allows you to prospect this land from your laptop from wherever you’re currently located.

Cody has one office in Scottsdale, Arizona, and most of the land he buys is thousands of miles away – and he never even sees it in person.

As for entitlements, where you take a raw piece of land and turn it into an approved development?

Yeah, it sucks, Cody admits.

It’s tedious and political and the government’s always throwing you curveballs. The entire process can take years to play out.

But you could always just partner with Cody and let him handle it, he says.

Then make out like a fat cat when that entitlement eventually gets sold to the home builder. Or, if you don’t wanna wait that long, you don’t have to. You’ll just make less.

Either way, remember, nothing happens without the dirt.

He or she who has the dirt has control. Options. There’s different exit and payday points you can explore.

“We’re here to coach you, based on your situation, your goals, when you should get outta the deal, when you should exit, when you should get paid,” Cody says.

And even if you get out early, you’ll make substantially more than you would, for example, wholesaling a house.

Yeah, it still doesn’t appeal to me – at all.

Drop $15k into Cody’s lap, do all the legwork, and then settle for peanuts or wait eons for a decent payout?
