Martine Lacroix reminds me of my fun aunt. My funt, as I call her. Though she’s probably not an alcoholic like funtie Patty.

Seriously though.

Yeah, well, Martine and her mentees live this dream every day, thanks to Airbnb arbitrage.

Funny enough, Martine originally planned on becoming a lawyer. She even earned a Legal Studies degree from St. John’s University in Queens.

But ADHD had other plans.

She ended up getting fired from nearly every law firm in New York City where she worked as a paralegal.

HR: “You’ve slurped your last soup, bucko. Pack your shit.”

Martine: “It’s fine. I’ll see myself out.”

Thankfully, just before her last firing, she had listed her own home in Hell’s Kitchen (Midtown Manhattan) on Airbnb.

It was doing pretty good so she emptied her 401(k) – which was less than $20,000 – to secure and lease two studios on the Upper East Side.

Those three properties brought in over a quarter-million dollars in short-term rental income in their first full year.

Lawyer, shmoyer, right?

So she thought. But then 2020 happened and all her reservations were canceled. And by 2022, The Big Apple banned Airbnbs.

How’d she respond? Did she cry into a 20-piece nuggies, down a bottle of wine, and wake up job hunting?

Not a chance.

She took her Airbnb know-how and simply went into other markets.

A: Yeah. Other than a Stan store page that just links to her social accounts, seems like her whole funnel now is asking Instagram followers to comment “BUILD” so she can finesse you in the DMs about paying her thousands for an 812 Experian score.

Q: Why have so many Airbnb gurus suddenly pivoted?

A: The general consensus is that margins got thinner, rules got stricter, and every city with decent demand got oversaturated. Which means every “Airbnb freedom” expert suddenly remembered they were actually more knowledgeable at something else they could sell for $5,000.

Q: Okay then, how do you make money, hotshot?
