“Anyone can rent an apartment and throw it up on Airbnb. But not everyone does it correctly, for longevity and profitability. Right?” he continues.

“You can get an apartment and not notify the owner or landlord about what you’re doing; and then a month later, when you have a bad guest or they find out that you’re running an Airbnb, you’re gonna get the boot.”

“Now you’ve lost all the money you’ve invested and you’re in a hard place to recover from,” he warns.

What you need to do instead is, once you find the right property in the right location, sell the landlord on letting you use it for short term rentals.

Explain to them how you’re solving their vacancy problem.

That you’re willing to sign a super long lease, so there’s no turnover. They’ll get a guaranteed check from you once a month for the next three, four, five years – or however long you commit.

Plus, you’ll keep the property pristine.

You’ll handle minor maintenance issues yourself. After all, the success of your STR biz depends on it.
