Invest in land, apparently.

Says he makes $25k a month, residually, from land deals. Plus anywhere from $50k to $200k a month, in gross profit, from cash sales.

An overview of what Sumner does:

He goes out, finds land, buys it at a discount, sells it at less of a discount, pockets the spread.

Sometimes he’ll sell it as cash, other times he’ll offer owner financing. Hence the $25k monthly residual.

This is a real business. It takes real work. You’re not gonna get rich quick doing this.

And it’s far from passive income. There’s always something that needs done.

But if you’re okay with that, it can provide you with abundance and freedom.

Same as it has for Sumner.

Naturally, once he began documenting his land investing journey on Facebook and Insta and YouTube and whatnot, he got hit up for coaching.

He was happy to oblige.

If you’re passionate about land, hardworking, and consistent, no reason you can’t see similar results, Sumner says.

Expect to do anywhere from 12 to 30 deals in your first year.

This should produce roughly $75,000 to $125,000 in net profit. So that’s after operating expenses, marketing costs, maybe paying a VA or two.

Is there a ceiling on what you can earn with this? If you’re just doing arbitrage, yeah, probably, Sumner admits.

You’d be lucky to do more than $5 million or so in gross margin.

If you find a way to add more value – by building subdivisions, for example – you could go well beyond that. Comes with way more stress though.

Wait, what about competition? It’s not as bad as you might think:

  • There’s over 3,000 counties in the U.S.
  • And roughly 1.3 billion acres of privately owned land.
  • Plus an ever-increasing demand for land.
  • With baby boomers retiring left and right.
  • And everyone working remotely.
  • And more and more people wanting out of the concrete jungle.
  • Guess what: they all need land for that, don’t they?

So if you ask Sumner, there’s plenty of opportunity.
